Creating a New Residential Real Estate Product for the French Market
How Metiora created a market-ready residential product by shaping its strategy, architectural concept, brand, customer experience and commercial ecosystem.
Overview
At Metiora, we believe that the residential real estate market goes far beyond construction.
A house is not the final product—it's the beginning of an experience. While architecture remains fundamental, today's residential developments have the opportunity to create much more value by integrating every stage of the homeowner's journey into a single, integrated offering. From financing and budget planning to interior design, supplier selection, renovation, and moving, each interaction becomes part of the product itself.
This vision guided our collaboration with Ateliers L'Attitude.
Rather than developing another residential project, our ambition was to create an entirely new residential real estate product for the French market—one that would rethink the traditional role of the developer and place the future homeowner at the centre of every decision. The objective was to design a product that combined architecture, branding, financing solutions, curated services and customer experience into one coherent ecosystem, simplifying the acquisition process while helping buyers transform an apartment into a home with confidence and clarity.
Metiora was entrusted with leading this vision from conception to execution, creating the strategic foundations and orchestrating every element required to bring the product to market.
The Challenge
In a mature and competitive market, differentiation cannot rely on the property alone.
The opportunity was to move beyond the conventional developer model and design a more complete proposition around the future homeowner.
This required a fundamental shift in perspective. Architecture became only one component of a broader product that also encompassed branding, interior design, trusted supplier networks, financing solutions, curated services and a seamless customer experience. The goal was to remove complexity from one of the most significant decisions in a person's life while giving buyers complete visibility over their investment, renovation budget and every step required to personalise their future home.
Our Approach
Metiora approached the project as the creation of a new product category rather than the launch of a conventional real estate development.
Everything began with product strategy. Before discussing architecture or communication, we worked alongside the developer to define what the product should represent in the market. This included identifying the customer profile, establishing the value proposition and translating these strategic decisions into architectural concepts, apartment typologies and interior design principles. Materials, finishes, landscaping, furniture concepts and three-dimensional visualisations were developed to reinforce a single product vision while creating three distinct apartment concepts designed for different buyer profiles.
Once the product had been defined, Metiora created the complete brand ecosystem. We developed the project's name, positioning, visual identity, creative direction and brand guidelines, ensuring that the brand became a natural extension of the product itself rather than a separate marketing exercise. Every visual and verbal element was designed to communicate the same values embedded within the residential concept.
The customer journey was then completely reimagined. Rather than asking buyers to coordinate architects, interior designers, furniture suppliers, renovation contractors and financial institutions independently, the project introduced a fully integrated experience designed to simplify every stage of homeownership.
One of the key innovations was the integration of financing into the product itself. Instead of financing only the property acquisition, buyers could also include the transformation of their future home within the same financial planning process. This provided complete visibility over the total investment from the outset while significantly simplifying budget management and decision-making. Rather than discovering additional costs after the purchase, customers were able to plan the entire journey—from acquisition to move-in—with greater confidence and financial clarity.
To support this ecosystem, Metiora structured a curated network of suppliers capable of delivering furniture, decoration, finishes and complementary services aligned with the project's positioning. The objective was to create a residential product that continued creating value long after the purchase contract had been signed.
This philosophy extended to every commercial interaction. Metiora designed the complete sales experience, producing brochures, catalogues, commercial documentation, floor plan presentations and digital assets while simultaneously developing the website, social media strategy and advertising ecosystem. Every communication channel became part of a coherent narrative designed to reinforce the product's positioning while making the buying journey simpler and more transparent.
One of the project's defining elements was the transformation of the developer's offices into an immersive showroom. Rather than creating a conventional sales office, Metiora conceived an environment that allowed prospective buyers to experience the future lifestyle proposed by the project. We led the entire process, from space planning and interior styling to furniture selection, decorative curation, lighting design, artwork, procurement and final mise-en-place. Every detail was carefully orchestrated to demonstrate not simply how the apartments would look, but how they could be lived in.
To guarantee consistency between concept and execution, Metiora also managed the complete supplier ecosystem. We sourced partners, negotiated commercial agreements, coordinated procurement and supervised implementation across multiple categories, ensuring that every component delivered to the customer reflected the original strategic vision while maintaining operational excellence.
Finally, Metiora designed the integrated communication strategy responsible for introducing the product to the market. Digital platforms, social media, printed collateral, real estate portals, outdoor advertising and local promotional initiatives were developed as a single commercial ecosystem rather than isolated marketing activities, creating consistency across every customer touchpoint.
A Long-Term Operating Partner
Creating a residential product was never intended to be a one-time exercise.
From the outset, Ateliers L'Attitude was conceived as an evolving product—one that would continue adapting to changing customer expectations and market opportunities. For this reason, Metiora's role did not conclude with the launch of the development.
Today, Metiora continues to lead both Product Development and Marketing, ensuring that the original strategic vision evolves alongside the business. Our work includes refining the residential offering, identifying opportunities to introduce new products and services, expanding strategic partnerships, strengthening the customer experience and continuously enhancing the product's value proposition.
At the same time, we remain responsible for the brand's marketing strategy, digital communication, content creation and commercial positioning, ensuring that every campaign, every communication and every new initiative reinforces the long-term vision established at the beginning of the project.
This reflects one of Metiora's fundamental principles: strategy should never end with delivery. It must remain connected to execution, continuously evolving alongside the business and generating measurable value over time.
Rather than supporting isolated stages of a project, we partner with our clients throughout the product lifecycle—helping them create, operate and continuously improve market-leading businesses.
Results
The results achieved so far demonstrate the value of this long-term operating model.
Metiora created a new residential real estate product designed around the complete homeownership journey. By integrating product strategy, architectural definition, branding, financing solutions, supplier management, customer experience and commercial execution into a single operating model, the project introduced a differentiated proposition for the French market—one that creates value well beyond the property itself.
The integrated communication strategy generated significant market visibility, reaching more than 1.27 million people, delivering over *5.36 million impressions, generating **79,166 clicks* and achieving more than 436,000 engagements across Meta platforms during the launch campaign.
More importantly, Ateliers L'Attitude entered the market with a product capable of simplifying one of the most complex moments in a customer's life. Instead of purchasing an apartment and independently managing dozens of decisions afterwards, buyers were offered a complete ecosystem designed to accompany them from acquisition to the creation of a fully realised home.
Conclusion
Ateliers L'Attitude illustrates how innovation in residential real estate goes beyond architecture.
By rethinking the role of the developer and integrating strategy, product development, financing, branding, supplier management and customer experience into a single vision, Metiora helped create a new residential real estate product for the French market—one that delivers value before, during and long after the purchase.
For Metiora, this project also reflects our broader philosophy. We do not simply advise organisations or launch products. We partner with our clients to create differentiated businesses, operationalise their strategy and ensure that the products we build continue evolving alongside the market.
Because the future of residential real estate will not be defined solely by the buildings we construct, but by the ecosystems and experiences we create around them.
